The situation
A tenant improvement is a schedule problem wearing a construction costume. Rent starts, the tenant has a move-in date, the landlord has requirements, and the jurisdiction has an ADA and code review that does not care about any of it. Phasing and preconstruction are what keep those from colliding.
How it runs
We price the scope against the lease and the landlord's work letter, and flag the code and ADA items that will drive the permit before they become a change order.
